Summary
Operate and maintain the assigned buildings and building systems to provide a safe and comfortable environment for students, faculty and staff in a cost-effective manner under minimum supervision.
Responsibilities
1. Perform routine maintenance and repair work in university buildings to maintain structures, electrical systems, machines, pumps, heating systems, plumbing, etc.
2. Conduct daily operational inspections of doors, snow conditions, elevators, HVAC equipment, temperature control equipment, water systems, and steam systems.
3. Conduct weekly inspections of lighting, roof drains, cooling systems, chemical treatment, generators, and fire systems.
4. Conduct monthly checks of utility meters, elevator reports, clean-up of mechanical/electrical areas, spare parts inventory, and fire alarms.
5. Perform preventive maintenance according to a computerized schedule.
6. Update and improve preventive maintenance schedule as needed.
7. Replace and repair lights, ballasts, receptacles, switches, fuses, pipe insulation, steam traps, expansion joints, thermostats, plumbing, fixtures, gaskets, doors, windows, furniture, ceilings, hardware, and clocks.
8. Respond to fire and elevator alarms and provide a variety of building occupant needs.
9. Responsible for first-line building energy management.
10. Operate and maintain heating and air conditioning systems.
11. Utilize a network terminal to interface with and operate the building system HVAC energy management system.
12. Perform janitorial work as required and assigned.
13. Assist Building Mechanic IIs and Trades in making repairs.
14. Responsible for cleaning, sanitation, and safety in assigned area.
15. Commit to learning about continuous improvement strategies and applying them to everyday work. Actively engage in University continuous improvement initiatives.
16. Integrate safety practices into daily activities.
Required Education, Certifications, Licensures
● High school diploma, trade school training, or an equivalent combination of education and experience from which comparable knowledge and abilities can be acquired.
● Valid drivers license and ability to operate University vehicles.
Required Experience
● Two (2) years electrical/mechanical experience in building operations or maintenance with electrical, HVAC, and water systems, or equivalent position.
Desirable Education and/or Experience
• Graduate of a mechanical trades school program in HVAC Technology, Environmental Controls Technology, Building Automation Technology or a similar field.
Required Knowledge, Skills, and/or Abilities
• Demonstrated ability to maintain and repair HVAC equipment, electrical systems, pumps, electrical motors, plumbing systems and fixtures, and temperature controls.
• Demonstrated experience in conducting operational inspections of doors and hardware, elevators, HVAC equipment, temperature control equipment, water systems, and steam systems.
• Demonstrated experience in conducting weekly and monthly inspections of lighting, roof drains, cooling systems, chemical treatment systems, generators, fire suppression systems, utility meters, elevators, and plumbing systems.
• Ability to perform preventive maintenance according to a computerized work order system.
• Demonstrated ability to repair lights, ballasts, receptacles, switches, fuses, pipe insulation, steam traps, expansion joints, thermostats, plumbing fixtures, gaskets, doors, windows, furniture repairs, ceiling tile/track, hardware, and clocks.
• Demonstrated ability to perform basic carpentry skills, including woodwork, trim work, rough framing, and drywall hanging/finishing.
• Demonstrated knowledge of computers including email and search engines.
• Demonstrated ability to learn and follow instructions.
• Demonstrated understanding of safe operating and maintenance procedures.
• Demonstrated ability to work harmoniously with people in varying situations, and in all areas, as assigned.
• Excellent interpersonal, customer service and oral/written communication skills.
• Demonstrated ability to independently organize and prioritize work assignments.
• Demonstrated ability to read and derive instructions from blueprints and manuals.
• Demonstrated ability to integrate safety practices into daily activities.
• Demonstrated ability to use the work order related software to process and create work orders for customers. Must be able to demonstrate competency in evaluating, prioritizing, and completing work orders in a timely manner.
Desirable Knowledge, Skills, and/or Abilities
● Experience in installing, maintaining, repairing, and troubleshooting commercial and industrial digital and pneumatic control systems and components such as controllers, thermostats, actuators, and operators.
● Experience in maintaining, repairing, and troubleshooting commercial and industrial HVAC and Refrigeration components such as fans, motors, pumps, compressors chillers, and related equipment.
● Demonstrated success in, or potential future contributions to, working with persons from diverse backgrounds, creating a sense of belonging, and fostering a fair, objective, welcoming place to work for persons with a wide variety of personal characteristics and viewpoints.
Language, Mathematics and/or Reasoning Skills
LANGUAGE SKILLS:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals. Ability to complete routine reports. Ability to effectively present information in one-on-one situations to customers or employees.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
REASONING ABILITY:
Ability to solve practical problems and deal with a variety of problems in standardized situations. Ability to interpret a variety of instructions furnished in written or oral form.
