ResponsibilitiesThe Building Manager will assist with all aspects of its day-to-day management, providing a first-class service to all building occupiers. This individual will have the ability to confidently address any help desk reported issues and communicate
effectively with all parties. The role will also support the Building and Engineering Manager whenever necessary.
Subject to the candidate having the relevant engineering experience, the role may possibly lead to a promotion to a building and engineering management role in the future. Responsibilities include, but are not limited to:
Provide and promote excellent customer service throughout the property ensuring service standards are being met.Maintain a professional and safe environment for occupiers, solving problems leading to increased customer satisfaction.Promoting occupier pop up events, wellbeing and sustainability workshops as approved ensuring excellent relationships are maintained and supported.Maintain and manage the client’s property and its presentation to a good standard, maintaining all building aspects within the confines of the annual service charge budget.Protect the interests of the client / Helix Property Advisors as the client’s representative and conduct all facilities/building related business in a professional and business-like manner.Total familiarisation with all layouts and systems for the building.Liaise with the Building and Engineering Manager to ensure compliance with all H&S regulations and legal requirements at the building.Ensure that all administration adheres to Helix’s, Safety, Health & Environmental (SHE) policies, ensure Risk Wise for 30NC is updated as required and any operational procedures adhered to.Maintain and update all statutory logbooks ensuring records of tests and inspections are recorded and essential documents filed.Ensure that all requirements of the Canary Wharf management group are delivered as appropriate. Minimum Requirements include:
Direct management of a high quality multi-let office building or estateExperience of liaising with clients, occupiers and consultantsExperience and have an understanding of new developments and fit outsKnowledge of current Health & Safety legislationGood knowledge of building maintenance (including M&E) and service charge budgetsGood knowledge of managing soft service contractorsExposure to managing M&E contractors and PPM tasksExposure to and a basic understanding of service charge budgetsIOSH or NEBOSHSimilar experience within a competitor companyStrong communication skills, both verbal and writtenGood numerical skills including computer literacy (Excel, Word, MS Outlook)Ability to work alone or as part of a teamHigh level of organisational and administrative skillsProven track record in managing staff/contractorsAble to use initiative and take responsibility Ability to work under pressure Closing
