Job Title:  Building Engineer

Job Summary: 

Responsible for the implementation and management of programs that oversee the Operation, Preventive Maintenance, Reactive Repair and Replacement of mechanical, electrical, control systems, plumbing, HVAC systems and other building mechanical systems. Ensure all mechanical assets for up to 35-40 buildings across the U.S. are properly maintained, repaired and managed in CMMS. Serves as HVAC/mechanical subject matter expert and advises account leadership, facilities managers, HVAC technicians and Commercial Maintenance Technicians on appropriate steps to maintain and repair assets. Responds to and conducts service calls and repairs, as required.  Communicates with EMCOR and Customer operations management teams, tenants/utility system end users, and Business Unit Stakeholders. 

Essential Duties and Responsibilities: 

Plan, implement and execute asset maintenance program for all appropriate HVAC and other mechanical systems. Program and monitor preventive maintenance program for HVAC and other mechanical systems. Collect and analyze maintenance data to make recommendations to Account Manager and customer regarding maintenance, upgrades and/or replacement of mechanical systems.

Serve as HVAC/mechanical subject matter expert and advise account leadership, facilities managers, and Maintenance Technicians. Provides training and quality control to EMCOR technicians, as required. Manage maintenance, upgrade or replacement projects as directed by Account Manager. Coordinate with and monitor work performed by subcontracted vendors. Communicate with EMCOR and Customer facility operations management teams, tenants/utility system end users, and Business Unit Stakeholders. Maintain CMMS system. Performs other various duties as assigned.

Qualifications: 

HS Diploma or greater

Minimum of five (5) years experience in the operation of central plant equipment, HVAC, mechanical, plumbing, electrical, and/or electronic systems. 5+ years experience in Class A Office Required Mechanical Trades or Trade School certification in location applicable disciplines i.e. HVAC, Electrical, Hydraulics, Plumbing, Automation/Controls Required Universal Certification  Strong communication skills required Ability to read, write, and communicate in English required Journeyman level craftsman in HVAC, Electrical, Hydraulics, Plumbing, or Automation/Controls disciplines Reads and interprets Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams. Experience & proven ability to repair building electrical, plumbing, & HVAC auxiliary systems Strong knowledge of operation of building auxiliary systems i.e. fire-life safety, stand by emergency generators Familiarity of general building systems i.e. vertical lift equipment, overhead doors. Ability to write, execute written and oral instructions and perform arithmetic calculations. Strong knowledge of safe work practices and procedures typical for maintenance operations 

Competencies:

Understanding and able to troubleshoot office building emergency and fire systems Understanding and able to troubleshoot and maintain central plant systems and supporting equipment Able to operate, monitor, adjust, and maintain Building Automation Systems (BAS) Able to troubleshoot/maintain/repair plumbing, Mechanical, minor electrical components/systems Able to read Piping & Instrument Drawings (P&IDs), Floor Plans, Site Maps and/or Electrical Diagrams Great communication skills needed to interact with customer and tenant accordingly

Physical Demands:

While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; and talk or hear.  The employee is occasionally required to sit; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.  The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 50 pounds.

Work Environment

Most work is performed inside central plant space and on rooftops.

Periodic noise, heat and cold exposure.

Some confined space work required.

Some work in common office areas.
