Job Summary
To assist the Engineering Manager with the execution of all mechanical, electrical, and plumbing (MEP) operations, maintenance, energy management programs, in alignment with the Bedrock quality standards and operating objectives. The First-Class Building Engineer would be a team member with a heavy MEP knowledge base who would assist in multiple properties. This team member would also serve as a technical resource for construction projects, property management, and other internal and external teams.
Responsibilities
Responsible for plant operations, including but not limited to:
Plant startup and shutdown
Operations Rounds
Ensuring Plant optimization
Performing chemical analysis tests as set forth by Engineering Leadership, reporting any abnormalities and substandard results
Utility meters readings, steam, gas, water, and electric
Responds to multiple requests from multiple sources (Team Leader, tenant, security, etc.) and prioritizes accordingly to alleviate immediate problems. Reporting changing priorities back to Engineering Leadership
Ensures compliance issues with all City, State, and Federal safety and environmental laws, codes, standards, and regulations
Order, and maintain stock and inventories of parts and supplies as directed by Engineering Leadership
Assists in the training and development of other Team Members
Operate, maintain, and repair (except when specific maintenance and repairs are performed by contractors) electrical, mechanical, HVAC and MEP equipment as outlined by Engineering Leadership including but not limited to:
Preventative maintenance and repairs on mechanical, electrical, and plumbing (MEP) equipment
Maintain and repair architectural systems and finishes
Administer adjustments and changes to HVAC and related equipment to maintain established comfort zones
Investigates the environmental impact of projects
Reduce operational costs
Incorporates green features into the design of structures or facilities
Analyzes operational data to evaluate operations, processes, and efficiencies
Implementation of design or process improvements
Completion of all required Bedrock safety training
All other duties as assigned by Engineering Leadership
Position Requirements
Must possess and maintain a valid City of Detroit First Class Refrigeration Operator License
Ability to accommodate varying work schedules: Schedule is M-F 12:00PM – 8:30PM, with some weekend and evening coverage required
Must possess and maintain a valid Michigan Driver's License
5+ years’ experience in an MEP focused, hands-on role
H.S. Diploma or equivalent (secondary level skilled trades education preferred)
EPA Universal 608 Certification (preferred)
Position Qualifications
Demonstrated continued education and skillset development (MEP credentials/licenses earned)
Ability to work independently or in a team environment
Compliance with Bedrocks uniform policy in maintaining a professional appearance
Must possess effective verbal and written communication skills
Intermediate computer interface skills, I.e., MS Word, Excel, Outlook
Experience with a computerized maintenance management system (CMMS) is preferred
Ability to read and use shop manuals and drawings
Ability to climb up and down stairs and ladders
Ability to lift 50 lbs. or more.
Ability to work standing all day
Ability to access remote areas, I.e., crawl spaces, roofs
Ability to utilize full manual dexterity, I.e., sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended
Ability to use deductive logic for troubleshooting equipment
Advanced working knowledge of electronic, pneumatic, and mechanically control devices
Advanced Knowledge of hand tools, I.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers.
Advanced Knowledge of power tools (pneumatic, electric, or engine drive) drill motors, saws, grinder, impact wrenches, and drain cleaner, etc.
Advanced knowledge and understanding of measuring and recording equipment such as temperature indicators, pressure gauges, and voltage meters
