Building Automation Systems Technician III

The Building Automation Technician III serves as the lead for the Building Automation Team. This position is responsible for driving the execution for maintenance, installation, repair, testing, and inspection of Building Automation Systems and equipment. She/he is the subject matter expert on Building Automation and controls and will ensure the team and facility meets national, state, and local regulatory requirement. This position will perform master level building automation (Energy Controls) trades work with considerable independence and latitude in judgment concerning methods, materials, and priority of assigned work orders. Position is responsible for ensuring efficient operation of energy controls function according to their design. This position will be located at St. Vincent Indianapolis Hospital - Indianapolis, IN. Responsibilities Building Automation System Maintenance and Repair (40%) Diagnoses trouble or defect, determines corrective action and repairs system. Performs preventative maintenance and diagnostics on automation system and components according to hospital and industry standards. Addresses complete and incomplete work orders, customer complaints from internal and external sources and ensures follow-up activity toward the resolution of such complaints. Responsible for replacements, upgrades, adjustments, and calibration on automation systems and components following issued tasking, maintenance, troubleshooting and installation instructions. Ability to write, edits, and debugs Siemens and Trane program code with minimal guidance from vendors. Ability to lead, guides, and instruct lower level technicians, other crafts, and contractors when needed for the proper maintenance and installation of building. Troubleshoots, adjusts, calibrates, repairs, and replaces electronic, electrical, mechanical, hydraulic, and pneumatic control systems and devices. Performs preventive maintenance tasks according to established schedules, i.e., test and adjust damper motor operation, review controls sequence, replace bad sensors, t-stats, humidity sensors, checking integrity of wiring. Handle over-rides and special programming, as needed. Building Automation System Administration (25%) Ensures that the building automation system is properly maintained and operating correctly. Analyzes full requirements of automation system, and check and test system components. Diagnose trouble or defects; determine corrective action and repair system. Observes and tests malfunctioning systems to determine cause and appropriate corrective action; reads blueprints, schematics, wiring diagrams, and technical manuals as applicable to new installations or assigned service/repair orders. Ensures compliance with and adherence to applicable codes, ordinances, building, and safety standards regarding automated controls installation, service and repair activities. Monitors systems functioning for the purpose of recognizing potential problems; addresses such Performssystem checkout and leads in automation systems startups with in-house staff, contractors, vendors, and consulting engineers. Special Projects (25%) Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions. Participates in the commissioning of new and retrofitted building controls to ensure compliance and systems integrity are maintained. Conducts self-study and attend training to maintain and improve technical proficiency in Building Automation Systems to include all applicable codes. Trains employees on fire and life safety systems. Assist and participate in special projects as assigned. Other duties as assigned. Leadership (10%) Provides supervision of Building Automation Technicians I and IIs in the absence of the Facilities Manager. Qualifications Requirements: Must have one or more of the following: High School Diploma. Graduate of trade school. And one more of the following: Relevant license and 3 years’ experience. 5 years’ experience in lieu of license. Other equivalent combination of relevant education or experience. #MFMBM
