About the Opportunity
As an Associate Area Director you will lead a team of Senior Community Leads and take ownership of your own portfolio in Korea (approx 3 clusters consisting of 6 buildings in Seoul and Busan) where you will primarily be responsible for ensuring we are meeting our members’ needs, WeWork global standards, targets on member experience satisfaction (NPS) and retaining our members. Additionally, you will support the Area Directors and General Manager to ensure the successful execution of business priorities across Korea. You are also assuming the role of the functional operational leader leading a team of business operations team within Community to support Community leadership via data analyses, documentation, communication, setting standards, meeting cadences and developing strategy and initiatives.
Your work, which will include but not be limited to the duties listed below, will help WeWork to achieve the following:
Business Performance
Be accountable for overall ownership of approximately 5k+ desks (circa 6+ buildings) and their P&L in Seoul and Busan
Accountable for driving the highest levels of member satisfaction, measured through portfolio and building-level NPS.
Be the hospitality leader and accountable for member retention.
Deliver set standards for building operations with an eye to NPS and opex optimization.
Solve member escalations needing market level support.
Create and execute revenue-generating and cost-saving initiatives based on P&L of buildings while monitoring opex.
Develop asset management plans & implement short, intermediate & long term strategies to improve building profits and value of the portfolio while mitigating risk and improving financial efficiencies with a focus on revenue, EBITDA, and cash flow goals.
Present monthly and quarterly business reviews based on building P&Ls within your portfolio.
Co-lead territory level Community initiatives such as centralized events, member benefits, member communications, SOPs, culture & learning, and NPS analysis.
Implement key initiatives related to enhancing community experience, creating operational efficiencies.
Cross Functional Partnership
Partner with sales counterparts to achieve revenue targets
Partner with building operations counterparts to ensure buildings are operating at the required standards
Closely work with all functions including product, technology, security, strategy, paid events & partnerships, member support, finance, legal and people locally to ensure seamless member experience and community operations.
Contribute to market-wide complex projects in partnership with cross-functional teams to create an improved member experience
People Leadership
Lead and manage Senior Community Leads and their team members (~10+ people in your supervisory org) while managing/coaching individual performance, develop growth plans, optimize building staffing, creating and quickly adapting localized global processes, rules and learning curricula.
Track performance of direct reports regularly and conduct performance management reviews in sync with WeWork’s People Calendar
Be accountable for employee satisfaction of team members in your portfolio, measured through market-level eNPS.
Be responsible for headcount management and hiring requirements across Korea
Support Community leadership level meeting cadences, develop and execute communication strategies for Community to drive engagement and accountability
About You
We’d love to hear from you if you meet the qualifications below:
24 months in current role as a Community Manager if internal candidate or 10+ years of professional experience in hospitality, retail, real estate, marketing, multi-unit retail, startups, or related experience with a strong operational focus and P&L accountability encompassing multiple locations including 3_ years of management experience of leading a team
People person who is not afraid of offline meetings and building relationships and trust with not only teams but with members
Strong skills in documentation (especially in professional Korean context) with the ability to coach others
Understand how to create localized strategy based on operational/financial data analyses
Fast learner who can work proactively and can navigate a complicated global matrix organization
Demonstration of consistent high performance
Strong verbal and written communication skills
Proven project management skills
Particularly strong people management experience
Application of critical thinking in decision making
Demonstrate integrity, dependability, responsibility, accountability, work ethic, and empathy.
Must be open to possible travel and work from WeWork buildings in Seoul and Busan
Native Korean speaker while also fluent in spoken and written English (working-level)
