**What You’ll Be Doing**
As a vital member of Cushman & Wakefield’s Investment Sales Team in Indianapolis, you will be actively involved in researching and analyzing income-producing properties for sale, the preparation of underwriting and marketing materials as well as assisting with closing activities. The ability to manage multiple projects at various stages of the sale process while simultaneously networking and generating new business is a critical skill for this busy and growing team.
You will be responsible for and take the lead in the preparation of sale proposals, which will include gathering underwriting information from the customer and the market; reviewing property and tenant documentation including leases; analyzing income and expenses to prepare estimates of NOI and build the ARGUS model; performing market analysis in the field as well as gathering sale and lease comparables to develop an estimated range of value.
Once a property listing is generated, you will coordinate with the Financial Analyst Pool to develop financial schedules and a formal cash flow model, along with our Marketing pool to write and develop a formal offering memorandum with associated marketing materials. Your role will include communication with the client and potential purchasers to research and answer questions as well as provide underwriting information, along with coordinating with various third parties to arrange tours, inspections and gather property reports to assist with all sale activities.

+ Learn all aspects of the capital markets business to grow into a full broker position.
+ Have autonomy in generating financial models, pricing estimates, writing BOVs and developing marketing materials
+ Serve as the lead for all financial questions from prospective buyers
+ Develop the ability to quickly and easily manipulate financial analysis into selling points for the property
+ Learn all back of the house activities to gain and close an investment sale transaction
**Requirements**
+ 1 to 3 years strong financial analysis experience including internships and a strong financial acumen
+ Some sales experience in a high-volume outbound sales environment (e.g. CRE, software, tech) considered helpful
+ Strong phone presence and exemplary communication (written, verbal, and interpersonal).
+ Excellent handle on all Microsoft Office products, knowledge of and ability to use ARGUS, experience with accurately abstracting leases as well as other legal documents; ability to understand and use complex excel pricing models.
+ Real estate license for the State of Indiana
+ CCIM designee or CCIM candidate preferred.
