Assistant Property Manager


Assistant Property Manager to join a small team and assist with managing a large industrial portfolio in Inland Empire.  Position sits in Ontario office daily. Direct hire, $70K - $80K DOE + annual bonus potential and benefits. MUST HAVE commercial property management industry experience.

Assistant Property Manager Details:

Direct Hire position$70,000.00 to $80,000.00 /annuallyFirst Shift (Monday through Friday)Assist with management of a 8+ million square foot portfolio of office and industrial properties located throughout Inland Empire.Regular site visits, property inspections, tenant visits, and vendor meetingsResearches and resolves daily tenant concerns on an ongoing basis by dispatching vendors or engineers and following up to ensure problem resolution and customer satisfactionOn call for fire alarms and other property emergenciesOversee service contracts, purchase orders, and work authorizationsReview and approve of property accounts payable invoices, and follow up on vendor payment issues as they ariseWill be expected to actively find ways to reduce operating expenses while striving to increase the quality of service we provide tenantsWill be responsible for ensuring code compliance and proper equipment maintenance for all properties Coordinates building access to brokers, tenants and vendorsActively participate in operations meetingsCoordinate customer move-ins and move-outsCoordinate tenant appreciation events annually at all propertiesAssist with preparing quarterly financial reports (such as accruals and variance reports)Assist with CAM reconciliationsPrepares license agreements, approval memos, and legal notices (such as 3 day notices)Will complete a variety of accounts receivable functions, such as delinquency calls and letters, payable applications, and delinquency notesAssists in quarterly reforecast of property budgetsAssists in reviewing monthly tenant billings to ensure accuracy and be able to field tenant questions regarding billings and cash applications

Assistant Property Manager Qualifications:

Four year degree a plusReal Estate License a plusMinimum of 2+ years in the commercial property management industry requiredTravel required to portfolioMust have the ability to multi-task and handle interruptions calmly and politelyMust be proficient with MS Office ProductsStrong organizational, problem-solving and analytical skills; able to manage priorities and workflow
