The Assistant Project Manager will provide comprehensive administrative and project management support for construction, customer care, and quality assurance departments. Coordinate interdepartmental activities, oversee administrative tasks, assist with project management, and support operational and development goals.

Your Responsibilities on the Team :
Assist in the maintenance of the Master Community Schedule with Land Development and Entitlement Managers with current notes/take-aways.
Coordinate and assist Land Development Manager with Budget Updates and Maintenance.
Coordinate and Assist Land Development Manager with the submittal, approvals of land-related permit applications and correspondence.
Coordinate the receipt, distribution, review, and response to all submittal packages to jurisdictions and utilities with Land Development and Entitlement Managers as needed.
Attend meetings, including any jurisdictional meetings and/or hearings, as necessary.
Coordinate with Land Development and/or Entitlement Manager to obtain the contents for complete bond, bond quantity worksheets, insurance requirements and contract submittal packages.
Participate/Assist Land Development and Entitlements Managers in the procurement, acceptance, monitoring, and tracking of all land related project permits and bonds.
Work with Land Development and Entitlements Manager and the Project Coordinator on bond release requirements and close-out of jurisdictional punch lists.
Coordinate contractors, inspectors for completion of the project closeout. Manage the bidding process as directed by Land Development Manager. Assist Land Development Manager in all aspects of field acceptance for the final platting process and related documentation, from recording, segregation, and addressing.
With direction/approval from either Land Development Manager or Entitlement Manager to seek out innovative solutions to design issues that are efficient and cost-effective without sacrificing quality/project cost or having a material impact on the project schedule.
Assist Land Development Managers with and coordinate all other non-construction platting and permitting functions of plat development.
Maintain good working relationships with jurisdictional officials, quasi-jurisdictional officials, industry peers, contractors, and consultants.
Increase knowledge of current industry standards and practices, jurisdictional and multi-jurisdictional (i.e., utilities, etc.) regulations/codes and amendments thereto.
Coordinate with Project Coordinator to maintain project plan files (paper files) with current project non-construction plans (updating/archiving); prepare and maintain project contact directories for each projects.
Work closely with Land Development and Entitlement Managers to ensure proper record keeping and provide general coordination.
Work closely with Land Development Manager/Project Coordinator on development timelines to ensure we cancel or start bonds in a timely fashion and ensure they are being tracked in our spreadsheets and electronic files. Manage punch lists and coordinate with trade partners/jurisdictions to close-out any remaining requirements/issues.
Coordinate credit tracking for any project receiving Service Development Credits from an agency or authorizing jurisdiction with Project Coordinator.
Assist Land Development Managers, and work with Project Coordinator with pay-application requests, lien releases, etc., for trade partners to receive payment in a timely manner.
Assist Project Coordinator and Land Development Managers with updates to Staff and Forward Planning Notes.
Assist Land Development Manager with SWPPP Management (StormPro) for site compliance.
Assist Land Development Manager with Safety (SafetyPro) for site and Trade Partner compliance.
Perform all other duties as assigned.
Requirements
One (1) years of experience required in homebuilding, land development, or a related field
High school diploma or GED required; college degree preferred
Valid driver’s license required
OSHA 30 Certification Required within first 90 days of employment
Proficiency in Microsoft Office Suite including Word, Excel, and other relevant software
Excellent analytical ability and strong written and verbal communication skills
Ability to professionally perform multiple, detailed-oriented tasks with simultaneous deadlines
Interact well with co-workers
Understand and follow work rules and procedures
Accept constructive feedback
Team player
Physical & Office/Site Presence Requirements:
Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job.This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing twenty-five (25) pounds or less. Finger dexterity is required to operate a computer keyboard and calculator.
