Assistant Chief Engineer

The Assistant Chief Engineer will have a strong focus on operating, maintaining, troubleshooting, and repairing facility equipment on all systems. This role has wide ranging responsibilities, including low/medium voltage power, HVAC system and controls, mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, plumbing system, and vendor management.

The Assistant Chief Engineer must ensure the highest level of professionalism, while meeting the clients’ needs, and commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the clients’ assets and ensuring that building engineering systems continue to perform their intended function.

Your day to day:


EQUIPMENT MONITORING: 

Mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear),Fire/Life safety, emergency backup systems and hot water systemsRequires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.

HVAC DUTIES: 

Monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to ensure proper operation of equipmentMake adjustments to operating HVAC equipment Respond to safety issues Monitor control systems throughout building including repairs and recalibration Startup and shut down of equipment as required (if applicable) Assist outside contractors in major overhauls and annual inspections of mechanical equipment. Responsible for general cleanup of mechanical spaces when time permits Troubleshoot and operate direct digital control systems in the building to operate HVAC equipment while ensuring tenant comfort  Repair HVAC equipment when required and perform preventive maintenance duties on equipment Flexibility in assuming responsibilities, which fall outside the above referenced items.

PREVENTIVE MAINTENANCE: 

Assist with scheduling of preventive maintenance with a minimum disruption of building servicesDirect the performance of contracted maintenance work as neededPerforming and/or delegating preventive maintenance tasksOrders parts and equipment required for repair, maintenance and installation of new equipment and facilitiesReporting any impending supply or materials shortages to the Chief Engineer 

GENERAL MAINTENANCE: 

Sweeping of mechanical and equipment rooms Maintaining lighting in mechanical rooms, equipment rooms, elevators, and service and public areas Maintaining parts order in tool room and workshop Assist with writing, managing, executing, and/or supervising any client required Change Requests 

TENANT SERVICES: 

Responds to temperature complaints. Light and ballast replacement Complete assigned tasks that include but are not limited to: HVAC systems, plumbing, water treatment, and general maintenanceTamper valve inspection, Elevator inspection, Generator (life/safety) weekly/monthly generator maintenance, restroom repairs, ceiling tile replacement Operates mechanical equipment (i.e. CRAC, VAV, chillers, pumps, cooling towers, BMS computer, fire alarm system, etc.),  Participation in JCAP (OCP or ESCP) 

Ensuring Exceptional Service 

Adhere to JLL and Carriers safety standards. Be able to write and follow Job Hazard Assessments Record good catches and near misses within our CMO safety system Record readings and make adjustments where necessary to ensure proper operation of equipment Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace Perform periodic checks of tool and instrument inventory Monitor the quality and pricing of maintenance work performed by outside contractors Work safely and follow all established safety policies and procedures

High School diploma or GED equivalent, with two years of trades schooling in electrical system design, refrigeration, and HVAC. Certification as a Universal Technician for CFC’s Ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required Physical Work Abilities and Requirements This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including: Lifting a maximum of 50 lbs. Using ladders up to 30 ft and working from heights. Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs. 

Minimum Requirements:

Must have hands-on experience in a data center/critical facility, including UPS Systems, CRACs, emergency generators, and switch-gear.Trade school education, union training, military service or college is desirable 5+ years related work experience, including supervisory experienceExperience operating and maintaining building electrical, instrumentation and control systems, including programmable controllers (PLC), BAS is highly desirable.Must be able to respond to emergency conditions on off hours and weekends; Planned after hours maintenanceUniversal CFC EPA certificationExperience using Microsoft Office (Word, Outlook, Excel, Teams) Strong customer service skills

Estimated total compensation for this position:

72,000.00 – 105,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
